FEES RELATED TO PROPERTY OWNERSHIP IN SUN CITY

·         One-Time Transfer Fee of $300 sets the new owner up as a member within the community.

·      One-Time Capital Preservation Assessment Fee of $2,500 is imposed on the purchase of all residential property in Sun City.  The fund is invested and used for capital improvements that cost at least $100,000 and have a depreciation life of at least 15 years.  The monies generated by this assessment are being used to upgrade and improve our facilities as well as to modernize our facilities keeping us in step with the needs and desires of our new residents.

·      Annual Property Assessment is $396 per lot.  This entitles the resident owner to full use of all recreation centers and access to golf courses and bowling centers.
